A General Overview of What To Expect When Selling A Property

  • Interest in selling your property
    • Review comparable properties (Active, Pending, and Sold
    • Set a listing price
    • Sign the listing paperwork with me
    • Take pictures for marketing materials

  • Property goes Active
    • Huge Internet Marketing Blast
    • I distribute marketing flyers to real estate agents/offices in local area
    • Notify surrounding home owners of your property being listed to see if they know of anyone looking to move into the area
    • I host Brokers Open House for local Realtors (we will set schedule)
    • I host weekend Open Houses (we will set schedule)

  • Evaluate feedback & offers
    • Recieve an offer(s) from potenital buyer(s)
    • Counter offer between Buyer and Seller
    • Accept the best and most professional offer

  • Escrow Process
    • Buyer submits initial deposit to escrow to open Escrow process
    • Prepair all Disclosures on property for new Buyer
    • Conduct Termite Inspection and Appraisal for new Buyer
    • Buyer conducts property inspection to satisfy all needs & questions
    • Receive, review, and reply to Buyers “Request for Repairs”
    • Sign Escrow and Title documents
    • Seller moves out of the property

  • Close Escrow
    • Escrow and Title Companies wire funds from Buyers escrow account to Seller and/or Sellers Lender
    • Seller provides Buyer with keys
